Regulation 4 of Control of asbestos regulations 2012, requires the duty holder of all non-domestic properties "shall ensure that a suitable and sufficient assessment is carried out as to whether asbestos is, or is liable to be present in the premises” and "that the conclusions of the assessment and every review are recorded”.

PJL undertakes the two types of surveys recommended by the HSE using the HSE/HSG 264 ‘The Survey Guide’.

Management survey - This report is based on a non-destructive inspection of an unfamiliar site. This standard survey is undertaken to locate as far as reasonably practical, the presence and extent of any suspect asbestos containing materials (ACMs) in the building, which might be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their present condition. The findings of the management survey form the basis of the property’s asbestos register.

Refurbishment or pre-demolition survey - This report is based on a destructive/intrusive inspection of an unfamiliar site. This type of survey is required before any refurbishment or demolition work can be carried out.

The survey is used to locate and describe, as far as reasonably practical, all ACMs in the area where the refurbishment work will take place or in the whole building if demolition is planned. This type of survey will be required even if the property already has a Management survey in place.

Management of asbestos

Working in conjunction with a number of recommended asbestos removal contractors, PJL can also organise and manage the removal of ACMs onsite and can act as an independent observer where required.


PJL prides itself on providing reports that are easy to understand and follow. These include plans drawn on Microsoft Visio (showing sample locations, inaccessible areas and other points of interest) and an easy to read sample guide explaining what types of materials have been tested and the recommendations for each one. The reports can sent through by either Email, Post or on a CD.
